Property completions on the up, says Lanyon Bowdler (Topic of the Month – West Midlands)

Conveyancers at a solicitors firm based in Shropshire and Herefordshire have had their busiest year for some time, with completions steadily on the rise.

Lanyon Bowdler Solicitors say the property market in their area is picking up nicely, with investment properties proving to be especially popular.

Nichola Wilson, of Lanyon Bowdler’s Telford office, said the residential property market was buoyant.

"Completions are certainly on the up and this year has been the busiest we have experienced for quite a few years," she said.

"We have noticed an increase in independent purchases, with a lot of people buying investment properties.

"Shropshire is a predominantly rural county, which presents its own challenges, although of course Telford and Shrewsbury are quite large urban centres.

"We are always busy at this time of year because people want to be in their new homes by Christmas, and it’s a real challenge to meet their expectations.

"We are often in the hands of other organisations, such as the local authority who process the land searches, and we can only go as fast as the process will allow."

Lanyon Bowdler’s residential property team has expanded to meet demand and there are now 19 members of the team working across five offices, with Shrewsbury and Hereford seeing the biggest increase.

Partner David Foden has been head of the residential property team since 2010 and said he was proud to lead such an experienced and growing team.

He said: "As the economy continues to recover, so does the property market and we have seen a continued increase in the number of people buying and selling homes in Shropshire and Herefordshire over the past two or three years.

"Having different teams based in major towns across the counties helps us provide a really personal service by making our staff more accessible to our clients."
