Landmark Information Adds Coal Risk Identification Feature To RiskView Residential Reports

Landmark Information – the property, land and environmental information specialist – has introduced a new coal risk indicator to its market-leading RiskView Residential report, to support property lawyers and conveyancers in easily identifying risks relating to a property, as part of the conveyancing process.

In 2019, almost a quarter (23%) of property transactions took place in a coal affected area1.  Data shows that over 10 million properties are situated in a coalfield area, representing 27.4% of all properties in Great Britain2, presenting a potential subsidence risk and concerns to homebuyers and their representatives in these locations.

To simplify the search process, Landmark Information has incorporated a new coal risk indicator at the front of every RiskView Residential all-in-one environmental report to make it easier and quicker to see if a property is within a coal affected area, and therefore determine if additional searches are required.

Chris Loaring, Managing Director (Legal and Argyll Environmental), Landmark Information said:

“We want to help make it quicker and easier for conveyancers to identify potential hazards. Following feedback from our customers, we have introduced a new coal risk identifier on the front of our RiskView Residential reports.

“Now, at a glance, risks relating to flooding, land contamination, planning applications, energy and infrastructure risks and ground hazards, including coal, can be swiftly determined, helping conveyancers to make an informed decision about additional search requirements.”

RiskView Residential provides information relating to Contaminated Land, Flood, Energy and Infrastructure, Ground Stability, Coal Risk, Planning Information and Radon screening.  It includes £10 million PI cover, an insurability statement as well as a free ’Further Action’ risk re-review service and access to Landmark’s unique risk assessed land register data.  It has a market-leading £250,000 contaminated Land Excess free remediation contribution and is delivered within 24-hours of ordering. Every report contains a link to Landmark’s online viewer to view results on interactive maps.

Since 1994, Landmark Information has provided a comprehensive suite of environmental and planning due diligence search reports to property solicitors and conveyancers, for both residential and commercial property transactions.
