Updated practice guides: Request an Expedite

There has been update published in which you can ask HM Land Registry to process your application urgently (fast track).

The update on their website reads

The expedite process is available for applications where a delay would:

  • cause problems not related to a land transaction
  • put a property sale at risk, for example, a refinancing deal or development
  • hold up another transaction

Please note: we usually only consider requests from the organisation that sent us the application or the buyer or seller of the property.

You will need to provide full details and, where appropriate, evidence of the transaction which is causing delays to make it easier for us to determine if the request can be approved.

Examples of acceptable evidence

You must provide either:

  • a copy of the sale or purchase contract or a mortgage offer letter confirming the offer’s expiry date
  • a clear explanation in cases of problems or hardship which should link to the need for the registration to be completed

Request an expedite using the portal

Conveyancers and legal professionals with access to the HM Land Registry portal should use application enquiry to request an expedite.

  1. In application enquiry, select ‘Still need to contact us?’
  2. Fill in the appropriate contact details and select the ‘Request an expedite’ option.
  3. Select the expedition reason from the drop-down menu to complete the request.

You cannot make a request using reply to requisition.

Approved requests

If we approve the request, we aim to process the application within 10 working days, subject to any outstanding applications or requests for information (requisitions) that need to be completed first.

    I am just going through a sale of a property at the moment.
    Its come to my attention today that there is a ” Dealing – Expedition approved” lodged on Land Registry by my partner who has no involvement with the property or on the mortgage. She has not made any contributions to mortgage or any improvements to property. The title deeds are solely in my name.
    On the LR information there is 3 entries on application

    Delayed
    Requisition issued 24/04/22
    Requisition issued 23/06/22

    This is delaying the sale and therefore require advice on how to cancel or make this application obsolete.
    Are LR accountable for the delay, as They are asking for more information from applicant. Surely there is a time limit on a application to be completed.
