Fletcher Longstaff Boast Top Conveyancing Spot On Trustpilot

Having only formed in 2014, Lincoln based Conveyancing firm, Fletcher Longstaff, are now able to boast the number one national position on customer review portal Trustpilot for conveyancing .

Of the 504 reviews they have currently received, 96% have given them the top 5-star review and deemed their services as excellent. The remaining 4% also used the adjective of ‘great’ when describing the service they received.

The bulk of the reviews refer to the ‘frequent communication’ and the fact that customers were kept ‘updated every step of the way’ of their buying and selling process.

Communication has been a clear key to the success of Fletcher Longstaff; something they have achieved by embracing technology and offering a service aimed at the modern consumer. Providing price calculators in the pre-engagement phase and using a real time app to track the conveyancing journey are helping to keep the customer involved in the process.

The firm has been on something of a meteoric rise since 2014 and now processes in excess of 200 conveyancing files per month. Something that is likely to increase if they continue to cater to the modern home buyer.

Communication is a skill that sector regulators have been critical of in recent months. Back in April, the Solicitors Regulatory Authority (SRA) issued a scathing warning to the conveyancing world for failing to adequately comply with December’s price and service transparency regulations.

The Residential Conveyancing Thematic Review, conducted by the SRA, found that many conveyancing transactions are costing a lot more money than the initial quote that was made to the client. In 34% of cases, the initial quote did not include fees for additional work; work that the SRA believe should have been anticipated and incorporated into the original quote.

Additional fees were charged for electronic ID checks, administering gifted deposits, processing bank transfers amongst other work the SRA deemed to be standard procedural tasks that could have been absorbed into the opening quote.

In regards to mark-ups being added to the overall costs a bank charged for a telegraphic transfer, it was found that 37% of firms did not openly and transparently reveal this surcharge and in some cases this resulted in fees that were ten times more than the original bank charge.

Almost a quarter of conveyancers (23%) were also accused of ‘failing to properly explain long-term implications of complex contractual clauses. In particular, the SRA found that, within a leasehold purchase, 23% of conveyancers had failed to adequately explain the difference between leasehold and freehold models of ownership.
