We’re delighted to have X-Press Legal Services on board with us for the inaugural British Conveyancing Awards. First of all, tell us who you are and what you do

We are a leading provider of property searches and reports to solicitors and conveyancing professionals. Trusted by legal practices throughout England and Wales, our 27 independently run local businesses, deliver hundreds of thousands of property searches and reports every year.

What have X-Press Legal Services been doing over the past 12 months? I imagine it’s been a busy time working through a pandemic.

We have been fortunate enough, in line with the rest of the property sector, to continue operating throughout the past 12 months, with increased demand due to many factors meaning we have actually been busier than ever before.

Searches are essential for every property transaction, and as the property market began to boom after the initial lockdown, so did demand for our services. Our local offices have been happily supporting local conveyancers in facilitating the increase in homebuyers taking advantage of the stamp duty holiday.

But alongside witnessing a boom in demand for our services, we have also taken the past twelve months to innovate our way of working and increase our digital offerings. We have created numerous new products for our conveyancing clients, enhancing the speed and ease of our services, to save them time and stress in their search experience.

What do you think is the biggest challenge the sector has faced over the last 12 months?

The biggest challenge faced this past year has been the level of demand witnessed mainly due to the Stamp Duty Holiday. It has been beneficial for the property sector, getting it moving after the initial lockdown, however it has placed immense amounts of pressure on the conveyancing sector.

We were all pleased to hear that the holiday would be extended and with a tapered ending, helping many more home buyers to take advantage of the tax break, but also helping to reduce the pressure on the sector and allowing them to rebalance their workload and get on top of a backlog.

And what innovations were you seeing in the market?

Innovations were definitely in the digital space. As most of us moved to working from home or remotely, there was increasing amounts of time and effort spent towards making sure our data was safe online, and that conveyancing services could be carried out efficiently.

Protection against cyber-threats became a priority, and many innovations were made in the sector to help protect data against attacks.

We believe we were the first property search company to gain Cyber Essentials Plus accreditation, demonstrating to legal firms and conveyancers that their data is safe with us.

We were also recently awarded the first ever Gold Standard partnership with FormEvo and, displaying our commitment to delivering the very best supply chain end-to-end security service.

What are your predictions for the sector in 2022 and beyond?

We are sure the next year will continue to see growth and demand for the conveyancing sector. The pandemic has caused many to reassess what they want or need in a home, and many are looking for different spaces, environments and have completely re-evaluated their priorities.

Alongside a burgeoning demand for change, we think there will continue to be an increasing demand for all types of property which will be reflected in the conveyancing sector, meaning everyone including our teams will also continue to see growth, despite the pandemic.

Our accepted way of working will also move increasingly towards the digital sphere. It is something which has shown it’s worth over the past year, and it’s something the whole sector will adapt to and become the norm.

We have launched a number of innovative online products over the past year, allowing us to deliver a complete end-to-end service to our clients. Expanding our digital offerings is our focus for the future.

Have you got any messages for the sector and our shortlisters?

We would like to say a huge well done to the conveyancing sector for their commitment throughout the past year. You have stepped up to the challenge and been integral to keeping the property market moving throughout a difficult year.

We are so grateful to have the pleasure of working alongside such a vibrant sector. But the sector wouldn’t be what it is without the hard-work and dedication of the individuals within it, all of whom deserve recognition for their efforts and achievements.
