Solicitor estate agents dominate Scottish property market

Solicitor Estate Agents in Scotland sold 22,537 properties in 2011, with a combined value of £4 billion, reports Property Talk Live.
In Scotland the solicitor plays a leading part in the sale of homes, unlike England and Wales where it is the estate agent who takes a more prominent role.  
There are solicitors firms which are also estate agents and as such they will also market the property as well as carry out the legal work.  
Those solicitors firms which are also estate agents will be members of Solicitors and Property Centres, who have newspapers and property showrooms where the properties for sale and the members can be displayed.
Chairman of SPC Scotland and Chief Executive of Edinburgh Solicitors Property Centre (ESPC), Malcom Cannon, commented:
“In the face of a gloomy economic picture it is good to see that the property market is continuing to tick over. Homes are taking longer to sell and sellers have to be more realistic about the price that they are asking for.
However, it is important that the market continues to function and those who need to sell their property for lifestyle, work, personal or financial reasons are able to do so. I believe that these figures indicate this is the case”.
Would the solicitor estate agent approach catch on for the rest of the UK?  If it did I wonder what the effect would be on volume conveyancers and their market share?
