Countrywide creates specialist new build conveyancing team

Countrywide Conveyancing Services has continued its expansion by launching a specialist new build Conveyancing team which operates 7 days a week.
At a time when many conveyancing firms are closing or completing defensive mergers the benefits of being part of a large business with access to capital are being demonstrated by Countrywide.
Countrywide indicate that the new team has been “Set-up to provide a dedicated support service to developers and new homes buyers, Countrywide’s specialist new build Conveyancing team includes lawyers and key account executives who act as the dedicated point of contact for the site office to ensure that deadlines are adhered to and the requirements of the developer and the purchasers are met.”
Sue Spurgeon, Chief Operating Officer for Countrywide Conveyancing Services, said:  "The new homes market has changed radically in the last few years; and has been provided a lifeline by the Government with the various new build initiatives currently in place.
"We already work with many of the major housebuilders and new home buyers and one of the biggest frustrations is transactions not being completed on time. With the delicate nature of new build transactions, it has become ever more critical that chains are not broken because of completion delays and exchange deadlines are met.
"Our new homes dedicated specialist case handlers work with both the builders and buyers to enable a thorough, yet swift completion of the conveyancing process to help ensure half year and year end targets are met, enabling developers to reinvest the money into future builds."
The conveyancing process for new build properties is different from buying a property in the second hand market. For many, once a build is completed, buyers are often given written notification by the developer that the completion must take place within a specified timeframe — in many cases this can be within 10 working days. This allows a limited time for any final inspections that may need to be carried out by the mortgage lender’s valuer and to resolve any issues that they may have with the property. Therefore ensuring that the right Conveyancer is on board with specialist knowledge of the sector is critical.

We consider that this is a very interesting development as it is a further example that  Countrywide are now seeking to sell conveyancing services to consumers that may not be customers of their estate agency business.
